  1. Visitors will comply with any and all safety, privacy and other notices displayed on the site and which may not be listed within these terms.
  2. At the end of your stay please ensure that:
    • Your accommodation is left in a tidy condition.
    • All rubbish is placed in the appropriate bins provided in the accommodation/on site.
    • All kitchen equipment is properly washed up and returned to the drawers and cupboards.
    • If the accommodation is not left in an acceptable condition and extra cleaning is required, this will incur a charge at our discretion.
  3. Check-in times are between 3pm and 10pm. Check-out and vacating the site is by 10am — please ensure you have left by this time.
  4. Clear access for emergency vehicles must be available at all times. Vehicles must be parked next to the hedgerow to the left near the entry gate area only, leaving space for other vehicles to park/turn around easily. No vehicles will be allowed to park or drive onto the soft area of the glamp site or surrounding areas.
  5. The flying of drones and kites is prohibited on site.
  6. No climbing, defacing or burning branches of trees, bushes, hedges, or grass allowed.
  7. All items provided in the accommodation unit are to remain inside it at all times, including towels.
  8. We reserve the right to act against any person found to have interfered or tampered with any fire safety equipment in the accommodation.
  9. Fees will be incurred in the case of any damage or loss to the accommodation, including loss of bedding, or any other items provided within the accommodation or site area. All of the above will be subject to the cost of repair or cost of replacement.
  10. Only paying guests may visit our site. Day visitors will only be allowed with specific advanced agreement.
  11. Pheasants Den must not be used as a loud party site. Parties are only permitted at the discretion of Pheasants Den staff.
  12. Generators, bouncy castles, amplified music or PA systems are not allowed to be used anywhere on our site except by agreement from Pheasants Den staff.
  13. Music and TVs must be kept at a volume that cannot be heard outside the accommodation.
  14. Visitors and guests to Pheasants Den agree to respect our beautiful countryside, everything and everyone in it, and support in its entirety the Countryside Code.
  15. Noise in any form outside the accommodation must cease between the hours of 10pm and 7am.
  16. Open fires are only allowed in the campfires/BBQs provided on site at rental value. They are not to be moved from their locations for safety reasons. Instructions for these can be found in the Welcome Folder in the accommodation and must be read before use.
  17. Only firewood/charcoal provided may be used on the campfires/BBQs provided. No firewood/charcoal or any other fuel source is to be left near burning campfires/BBQs.
  18. All campfires/BBQs may only be lit/supervised by a guest over the age of 18. No fires are to be left burning unattended. No charcoal, firewood or fuel to be allowed within 3 metres of accommodation.
  19. No naked flames, candles or incense may be burnt inside the accommodation or within 3 metres of the accommodation. No smoking or vaping within the accommodation or within 3 metres of the accommodation.
  20. All campfire/BBQ ash must only go in the metal ash bins provided and not in any other bins.
  21. Any person lighting, maintaining, sitting or standing near either a campfire/BBQ does so at their own risk. Pheasants Den will not accept any responsibility or liability for any injuries/deaths caused by use of campfires/BBQs.
  22. The large picnic area is surrounded by logs for insects and hedgehogs etc. No logs are to be removed from this area; split logs can be obtained from a Pheasants Den staff member.
  23. Each accommodation unit has a fire blanket and fire extinguisher. Fire safety instructions are provided in the Welcome Folder in the accommodation. These are not to be tampered with or disabled.
  24. Please do not feed the horses or stroke them. Pheasants Den will not be held responsible if they bite you.
  25. Games and activities which may cause nuisance or harm to anyone not involved in that game must be kept away from other visitors and in the area provided. Any Pheasants Den staff may at any time stop that game or activity from taking place.
  26. Only human waste and toilet paper are to be put in the toilets. Any sanitary towels, nappies, or tampons found in the toilets will result in a fine imposed on the lead guest at the discretion of Pheasants Den staff.
  27. Pheasants Den does not accept any responsibility for personal belongings or vehicles left in or around the site and accommodation.
  28. Pheasants Den does not allow any pets or animals on site.
  29. Anti-social or aggressive behaviour by any adult or child towards guests, visitors, staff, or locals will not be tolerated. This may result in cancellation of booking and removal from site with no refund.
  30. Anyone deliberately contravening any site rules or Code of Conduct may be asked to leave with no refund.
  31. Pheasants Den staff have authority to ban alcohol or remove guests whose use of alcohol is considered offensive or excessive. This may result in cancellation/removal with no refund.
  32. Any guests/visitors engaged in illegal activity on site will have their booking cancelled and asked to leave immediately.
  33. Fireworks and sky lanterns are forbidden.
  34. No highly flammable liquids allowed.
  35. No caravans or trailers permitted without prior permission.
  36. Maximum speed on the property is 5mph.
  37. Charging of electric vehicles is not permitted and may lead to eviction from site.

Agreement: Guests/visitors accept this disclaimer; Pheasants Den has done everything possible to ensure safety and security, but you are responsible for yourself, your children, and your possessions for the entirety of your stay. Pheasants Den accepts no liability for personal injury, loss, or damage.
